One of the most important qualities to look for in a broker is experience – not just with regards to a particular type of land you’re looking to sell but with the particular area that you’re located in. Remember that Texas is a big state and the markets can vary wildly from one city to the next. You need someone who has experience with exactly what you’re trying to do, who knows your local markets with intimacy and who can promise you a level of attention-to-detail that is second to none. A large national broker probably is not going to be able to offer that.
Along those lines, you need to understand that a broker or agent that specializes in high end property sales will be more in line with what you’re looking for as opposed to someone who is primarily focused on more traditional residential sales. Not that there’s anything wrong with traditional residential sales – it’s just that selling land in Texas takes a much more refined, specific approach. Finally, finding a reputable broker is and will always be one of those situations where you need to trust your intuition to a certain extent.
